Front Street, Block 93

In 2003, Cook+Fox Architects and developer Yarrow LLC began to redevelop eleven dilapidated, nineteenth-century warehouses and three vacant lots along Front Street in Manhattan’s South Street Seaport Historic District. Seeking to unite the related ethics of preservation and conservation, the project was designed to introduce modern architecture and green design to the area in a way that would carry on an authentic urban dialogue.
A minimally-invasive restoration interwove 95 modern apartments and lofts and 13 small-scale, independent, ground-floor retail spaces into the brick warehouses’ existing fabric for a total of 150,000 square feet of redeveloped space. Apartment interiors incorporate original timbers and masonry, and feature large windows that provide ample natural daylighting and waterfront views. Buildings also incorporate ten geothermal wells, which are driven more than a quarter mile into Manhattan bedrock, effectively eliminating the need for cooling towers on sensitive rooftops.
